Guest Code of Conduct

A few simple guidelines help everyone enjoy their stay.

Welcome to Third and Survey Properties!

We are a private hosting property within the City of Tombstone, and we're happy to share our little corner of Tombstone with guests from near and far.

We're not trying to make your stay complicated. These guidelines are simply here to help protect our property, our neighbors, our guests, and the beautiful desert surroundings we all get to enjoy.

Come as a guest. Leave as a friend❤️

 Park Only in Designated Areas

Please park only in areas identified and marked by Third & Survey signage.

Our parking areas are natural and may not always be 100% level. They can also be affected by weather and other environmental conditions.

Please arrive prepared with appropriate leveling equipment for your RV or camping equipment.

If you're unsure whether your equipment will work in a particular space, please ask us before settling in.

Alcohol & Responsible Enjoyment

Guests are responsible for complying with all applicable federal, state, county, and local laws and regulations concerning alcohol.

Alcohol use must remain lawful and must not result in unsafe, disruptive, threatening, or inappropriate behavior or interfere with the enjoyment or safety of other guests or our neighbors.

Underage drinking and unsafe behavior involving alcohol are not permitted.

As a private property, Third & Survey may establish additional restrictions regarding where alcohol may be consumed on the property.

When in doubt, just ask us.

 Be Respectful

We want everyone to have a wonderful stay.

Guests are expected to treat other guests, hosts, neighbors, visitors, and service providers with courtesy and respect.

Threatening, abusive, harassing, violent, destructive, or substantially disruptive behavior is not acceptable.

Inappropriate or unsafe behavior may result in the guest being asked to vacate the property.

Hosting privileges may be revoked when a guest materially violates these guidelines, creates a safety concern, damages property, substantially disturbs other guests or neighbors, or otherwise fails to comply with the terms of their stay.

Any refund or other financial consideration following termination of a stay will be handled according to the applicable reservation and payment terms.

Your RV, Vehicle  and Personal Property

Guests are responsible for maintaining appropriate insurance coverage for their RV, vehicle, equipment, and personal property as required by applicable law.

Please carry proof of insurance in your vehicle.

Guests are responsible for their own actions and for the actions of members of their party and guests.

Third & Survey Properties, LLC does not assume responsibility for loss of or damage to an RV, tow vehicle, personal property, or other belongings, or for injuries arising from circumstances for which Third & Survey Properties, LLC is not legally responsible.

Nothing in these guidelines is intended to waive or release any liability that cannot legally be waived under applicable law.

Remember Where You Are

Third & Survey is located within the Tombstone city limits and near other historic and privately owned properties.

Please use care and good judgment while exploring.

Children and Guests

Children must be supervised by a responsible adult at all times.

Guests are responsible for the conduct and safety of members of their party and visitors.

Pets

We love our four-legged guests!

Dogs must remain on a leash when outside your RV, unless otherwise authorized by management.

Please clean up after your pets every time.

Please don't allow pets to disturb other guests, wildlife, or neighboring properties.

Restricted Areas

Please do not enter closed, fenced, restricted, or posted areas.

If an area is marked private or closed, please respect the sign.

Cooking and Fire Safety

Our property is located in a natural desert environment where fire safety is extremely important.

Charcoal grills, propane grills, campfires, fire pits, and other open flames are not permitted when a burn ban or other applicable fire restriction is in effect.

Guests must comply with all applicable fire restrictions and local regulations.

When fire restrictions are in effect, please don't take chances.

 Keep It Quiet

Please Keep a Low Profile

Remember, these are private hosting spaces—not a traditional campground.

Our neighbors are part of the community we call home, and we ask that you help us be good neighbors.

Please keep music, conversations, generators, vehicles, and other activities at a respectful volume.

Excessive noise must stop by 10:00 p.m.

This is a Third & Survey private-property rule intended to protect the peace and enjoyment of our guests and neighbors.

We want you to have fun—we just ask that the fun gets quieter after 10:00 p.m.

Your RVs

Our hosting property is primarily dispersed parking, and RVs are preferred to be self-contained.

Your RV must have:

Exterior wastewater tanks are not permitted.

Portable toilets may be used only when properly contained and emptied off-site at an appropriate disposal facility.

Absolutely No Dumping

Dumping gray water or black water anywhere on the Third and Survey property is strictly prohibited.

Please protect our property, our neighbors, and the surrounding environment.

Tents

Tents Require Management Approval

Tents are welcome only with prior management permission and only in specifically designated areas.

Please do not set up a tent in an RV hosting space without first receiving approval.

 Respect the Desert

Our property is adjacent to acres and acres of Bureau of Land Management property, providing wonderful opportunities for hiking, biking, and exploring.

Please enjoy the surrounding land responsibly and follow all applicable BLM rules and regulations when using BLM property.

Stay on established trails where appropriate.

Leave gates the way you found them.

Don't disturb wildlife.

Don't damage or remove plants, rocks, or other natural features.

And most importantly:

Leave No Trace.

We're real people, and we'll do our best to work with you whenever circumstances allow.

Guest Agreement & Release of Liability

A copy of our Guest Guidelines and Release of Liability is provided to each guest.

At check-in, guests are asked to acknowledge receipt of the applicable documents on our sign-in sheet.

Please take a few minutes to read them before settling in.

Our goal is to make sure everyone understands the property, their responsibilities, and the expectations for their stay.

Most of All...

Relax.

Enjoy Tombstone.

Take a walk.

Watch the sunset.

Look up at the stars.

Say hello to your neighbors.

And leave a little kindness behind you when you go.

Respect the property.

Respect your neighbors.
